Albert Island is a new, sustainable development project located to the east of City Airport, in the Royal Docks. Albert Island will build on the Royal Docks’ formidable strengths in terms of geography, history and people.

Albert Island is located immediately to the east of City Airport in London’s Royal Docks, an area of the capital that is undergoing an exciting transformation as part of ambitious regeneration plans, recently announced by the Mayor of London and Mayor of Newham. Over £300 million pounds of investment has been committed over the next five years to help unlock the area’s extraordinary potential including considerable investment in transport infrastructure, arts and culture, digital connectivity, business growth and more.

 

The project includes three zones

Zone A – Maritime focused with a boatyard and ship lift (for maintaining boats from the river Thames) and a marina called the Albert Basin with a pontoon for moorings.

Zone B - Is an industrial hub, light industrial and distribution units are planned with an Ideas Factory that will be let to education services and light manufacturing. L&R are currently in discussions with the London Institute of Technology regarding letting a third of the building.

Zone C is residential town housing and refurbishment of existing RoDMA (Dock management authority) buildings.

 

The land is being developed in partnership with the GLA (Greater London Authority) and is constrained by the flight path, the development has been designed to maximise height but without encroaching into the London City Airport flight path zone. Retention of existing airport landing lighting on the site and essential build around constraints are being managed by Gleave.

Gleave are looking at options to use the River Thames for material and plant deliveries to avoid and reduce traffic impacts in the local area.

The 25-acre Albert Island site, owned by the Mayor of London, is a vital part of the regeneration of the Royal Docks. In March 2018 London and Regional were awarded the contract to redevelop the site.

Working in partnership with the local community, key stakeholders and the development team including L&R, Howarth Tompkins, LDA Design, Royal Docks, London Royal Docks, Expedition, Pinnacle, MBA, Pager Power, Vectos the aim is to create a thriving and sustainable commercial, educational and innovation hub on the Thames and to provide a creative boost to the river environment and economy. We hope Albert Island will flourish within the Royal Docks Enterprise Zone in the years to come.
